Twice yearly (spring and fall) is standard for most Mid-South commercial roofs. Heavy industrial or high-traffic roofs may need quarterly. Storm-event inspections happen on top of the schedule.
After every inspection, you get photos, condition notes, action items completed during the visit, and any items that need a separate repair quote. You always know the state of your roof.
Sealant work, drain clearing, debris removal, minor membrane patching, and similar small items are included in the program fee. No nickel-and-diming.
When something needs more than minor work, we tell you, document it, and quote it separately. Your maintenance contract isn't a backdoor to upsells.

Before a problem starts. Maintenance programs work best when they're started while the roof is still in good condition — ideally within the first few years after installation, or right after a roof you just bought has been assessed and brought up to baseline. Calling us when you're already in repair-and-leak cycles still helps, but the savings are smaller.
Maintenance program pricing depends on roof square footage, complexity (penetrations, drains, equipment), and inspection frequency. We quote a fixed annual fee with the included scope clearly defined — no surprise charges for the items the program is supposed to cover.
