    Roof assessment

    Core samples to check substrate condition. Drainage analysis. Code review for current insulation R-value and wind uplift requirements. We tell you whether replacement is actually warranted.

    System design

    We recommend the membrane type, insulation, and attachment method based on your building, roof traffic, and how long you plan to own it. Tear-off vs. recover vs. overlay — each has tradeoffs we explain.

    Detailed proposal

    Fixed price with full materials list, warranty terms (manufacturer + workmanship), tear-off and disposal scope, and project timeline. No vague allowances or loose ends.

    Installation

    We protect interior spaces, sequence the work to keep the building dry, and pull permits and inspections. Daily site cleanup. We don't disappear mid-project.

    Final walk-through

    Manufacturer's punch list, your punch list, our punch list. Warranty paperwork registered with the manufacturer. You get every document you need for your records.

Materials & systems

TPO (most common for new commercial work in the Mid-South — reflective, energy-efficient, 20-30 year service life), PVC (similar to TPO with stronger chemical resistance, used for restaurants and industrial buildings), EPDM (proven 20-30 year membrane, often the right choice for unobstructed roofs), modified bitumen (still appropriate for certain applications, especially high-traffic roofs), and metal systems (standing seam, exposed fastener, retrofits over existing metal). We're system-agnostic — we recommend what fits the building, not what's most profitable.

When to call us

When your current roof has had multiple repairs in the same area, when annual repair costs exceed roughly 2% of replacement cost, when the membrane is past 80% of its rated service life, or after major storm damage. Or just for a second opinion when another contractor recommended replacement and you want a sanity check before signing.

Commercial roof replacement varies significantly based on building size, deck condition, insulation upgrades, tear-off complexity, equipment relocation, and warranty length. We will not give a number until we have inspected the roof. The inspection and proposal are free.
